<content:encoded><![CDATA[<p>CITY Developments said yesterday that it will issue the first tranche of Islamic bonds by the end of the year, as it looks to build up its war chest.</p>
<p>Singapore's second-largest developer announced last week that it plans to sell $1 billion of Islamic multi-currency medium-term notes, arranged by Malaysian bank CIMB.  The deal will be Singapore's first Islamic unsecured financing arrangement.</p>
<p>CIMB Group is listed on the Malaysian stock exchange through Bumiputra-Commerce Holdings.</p>
<p>'We hope to do the first tranche before year-end, subject to market conditions,' CityDev's chief financial officer Goh Ann Nee said at a briefing yesterday.</p>
<p>CityDev said that it has not decided on the size or the coupon rate of the first tranche of notes.  But management has indicated that the rates will be competitive and that it expects to see good institutional demand.</p>
<p>CityDev will use the funds to buy land or buildings, and has said that it will inject its own properties, freeing funds for new investments.</p>
<p>Islamic financing will allow CityDev to tap a broader base of investors, says managing director Kwek Leng Joo.</p>
<p>'Many are curious why City Developments is enhancing its war chest,' Mr Kwek said. 'We always believe that in the midst of any economic slowdown there are tremendous opportunities.'</p>
<p>CityDev did not say which markets it is interested in.  But management has guided that it will look at distressed assets in the region, including Vietnam, China, the Middle-East and Russia, CIMB analyst Donald Chua said in a note yesterday.</p>
<p>'Given restrictions on the use of syariah/Islamic products, we believe proceeds will be used for investments primarily in residential property and commercial (office) investments,' he added.</p>
<p>CIMB Investment Bank head of debt capital markets Thomas Meow said that the bank has been in discussions with other Singapore firms to set up syariah-compliant financing.</p>
<p>Vince Cook, chief executive of DBS unit Islamic Bank of Asia, told Reuters: 'Given the ongoing difficult conventional market conditions, it is not surprising that issuers are looking at ways to open up new pools of investors.'</p>
<p>CityDev shares gained six cents to close at $10.20 yesterday.</p>

<content:encoded><![CDATA[<p>SINGAPORE property developer City Developments on Thursday inked a deal with Malaysian financial group CIMB in a bid to raise one billion Singapore dollars through the issuing of Islamic bonds.</p>

CIMB is lead manager for the issue.</p>
<p>The signing followed the announcement last week by City Developments that it planned the unsecured Islamic bond offering.</p>
<p>'This is the first Islamic unsecured financing transaction of its kind in Singapore,' said Mr Kwek Leng Joo, City Developments managing director.</p>
<p>The city-state has been trying to grow its share of the Islamic finance market.</p>
<p>He said the Islamic bond offering will boost City Developments' coffers and enable it to tap opportunities during an emerging global economic slowdown.</p>
<p>'We always believe that in the midst of any economic slowdown, there are tremendous opportunities to explore and take advantage of,' Mr Kwek said.</p>
<p>City Developments is one of Singapore's leading property developers and also has interests in hotels.</p>
<p>Islamic banking fuses principles of sharia, or Islamic law, and modern banking. Islamic funds are banned from investing in companies associated with tobacco, alcohol or gambling, considered taboo by Muslims.</p>
<p>According to CIMB, the Islamic bond market is holding up despite global economic woes.</p>
<p>'It is holding up quite well considering that it is a new market and people are still hungry for assets and the demand is still very much there for any issue whenever they come to market. They will take it up,' said Mr Badlisyah Abdul Ghani, chief executive officer of CIMB Islamic Bank Berhad.</p>
<p>Muslim-dominated Malaysia has the world's largest Islamic bond market, accounting for about 66 percent of total Islamic bonds issued worldwide in 2007, figures from CIMB showed.</p>
<p>The global market for sukuk - the Islamic equivalent of bonds - could top 100 billion US dollars (S$140 billion) in the next few years after exceeding 60 billion dollars last year, credit ratings firm Standard and Poor's said in March. -- AFP</p>

<p>Badlisyah Abdul Ghani, chief executive of CIMB Islamic Bank, said the deal would be formally announced on Thursday.</p>

<p>KUALA LUMPUR: CIMB Bank Bhd is focusing more on innovative products targeting specific segments of the market to achieve its deposit growth of 25% this year, says retail banking head Peter England.</p>
<p>"For us, the number of products that we can introduce is not important - it is whether the products can suit the clients or not," he said after launching the bank's Save and Invest Campaign yesterday.</p>
<p>Given the current situation of market uncertainty, England said this was a good time for people to save and invest, as lots of attractive products were available in the market.</p>
<p>"For that, banks need to be more innovative to attract customers as they become more careful now when investing. Given the current situation, it's going to be a challenge for the banking sector to come out with products that are attractive enough," he said.</p>

<p>On Bank Negara's move to maintain the overnight policy rate (OPR) at 3.5%, he said it was a wise decision.</p>
<p>"I think the move to maintain the OPR is a very good decision not just for the economy but also for the people. So far, there is no change in our loans growth and (the statement has) also not affected our existing customers," England said.</p>
<p>He said the campaign launched yesterday would not only enable customers to win prizes but also allowed them to save and invest.</p>
<p>"It also rewards them with (cash) prizes to help manage today's rising cost of living. The more a customer saves and invests, the higher his or her chances of winning," he said.</p>
<p>The campaign, which runs from Aug 1 to Dec 31, will have five monthly winners, each receiving RM500 a month over 15 years, to pay telephone bills, electricity bills, holidays, groceries and petrol respectively.</p>
<p>The grand prize winner will walk away with a fixed annuity of RM2,000 a month for 15 years. Both new and existing customers of CIMB Bank and CIMB Islamic can participate in the campaign.</p>
<p>Customers who want to participate in this campaign need to add RM100 into his existing bank account, which will give him one entry. Similarly, every RM100 invested in unit trusts and structured products constitutes another entry.</p>
<p>"Each housing loan, business premise loan, share margin financing and personal loan approved during this five-month period represents 50 entries. So, the more transactions, the higher chances of winning," England said.</p>
<p>CIMB Bank is the commercial banking arm of CIMB Group while CIMB Islamic is the group's global Islamic banking and finance franchise.</p>

<p>In Malaysia, everybody knows what MLM is. It stands for Multi Level Marketing. How this business influences Malaysian people?...including me.</p>
<p>Since I first start working in 2003, until before I get married, my salary was just good enough for me. Even I can't save much, but I still could make some saving. But it changed after I get married. My commitments were become different. There were a lot of things that we need when we are in a family. Then I realized that my current salary is not good enough for us to get better life. So what we did?</p>
<p>I started looking for side income. But I couldn't do part time job at that time. I was an Engineer at one of Semiconductor Company in Kuala Langat. I always turn back late, even without OT...too bad huh!...but that was my first job...<em>biasala, semangat lebih</em>...haha.</p>
<p>So what we could do to get side income is by doing MLM. No need huge <em>modal</em>, with less than RM100, you can become a member. I joined few MLM...start from Elken, Amway, Network 21, and then Uptrend. The last one was JAI...most people said JAI is not MLM, but now the company's account has been frozen by Bank Negara and charged illegal. I heard the company has been charged because they doing MLM business without a proper license. So now I considered JAI as MLM too.</p>
<p>What we get after few years with MLM? We lost our time, we lost few k especially with JAI, but we got a good lesson. In fact, none of my uplines in each MLM are really success with MLM after few years. Its not easy as what they keep said to me huh. Now I really 100% don't believe with MLM or any other business that similar with it.</p>
<p>What I'm doing now? I'm doing financial planning, and hope can share with you guys how I clearing my debts. To be continue...</p>

<p>This is the education where you learn to have money work for you rather than you work for money. Have you heard a person paid more than RM10k per month, but do not have saving? Doesn't matter how much you earn every month, but how you can manage your financial, and how much you could save. And this third education is not taught in most schools, colleagues or universities. So where you can have this education? <span style="color:#ff0000;">The answer is read a book, get advise from financial planner...or read this blog.</span></p>

<description><![CDATA[UNKNOWN to many, Asia File Corporation Bhd is the largest player in the local stationery and office ]]></description>
<content:encoded><![CDATA[<p>UNKNOWN to many, Asia File Corporation Bhd is the largest player in the local stationery and office supplies market, specialising in making file dividers and indices. It is actually Malaysia's largest integrated stationery and office supplies manufacturer and distributor, commanding 60% of the domestic market share. As an own brand manufacturer (OBM) in the domestic market, Asia File sells its products under the `ABBA' brand name, which is probably where it is better known among the millions of office workers in the country.</p>
<p>And the company has been going global for some time, with the United States and United Kingdom markets making up most of its sales. Over the years, Asia File has expanded its business overseas, which now contributes more than 70% of its revenue, with the two largest markets being the US and Europe (mainly UK). Yet, despite its global reach and strong product demand, the equity market had somewhat lost interest in the stock, with the share price trading range-bound over the last four years at between RM4.00 and RM6.00.</p>
<p>Rumour had it that there were some family disputes in the management of the company, which is controlled by the Lim family now headed by Executive Chairman Michael Lim Soon Huat, and the company had somewhat lost some direction. Profits were still pretty good even then, probably reflecting the resilience of its business, although they were flat at around RM30 million over the same period. However, Asia File is apparently coming back with a bang, having recently acquired one of the larger players in its market in Europe on the cheap.</p>
<p>According to a recent investment report by CIMB Research, Asia File is set to record a strong compounded annual growth rate (CAGR) of 40% over the next three years, as it will be the largest original equipment manufacturer (OEM) in its segment in Europe with the acquisition.</p>
<p><strong>An old hand in the business</strong></p>
<p>Established in 1961, Asia File has been in the stationery business for more than four decades, and today dominates the local industry with a 60% market share. Asia File manufactures and distributes stationery products for both the domestic and export markets and has a vast range of products, the main ones being dividers, lever arch files and ring files, which contribute close to 70% of its current group revenue.</p>
<p>It exports to more than 80 countries, mainly as an OEM and also as an OBM. The largest markets for its products are the UK and the US, which collectively make up more than half of the group's revenue. Asia File's manufacturing and headquarters base is in Penang, where the group has a total of three factories, ie, in Permatang Tinggi (200,000sf in size), Bayan Lepas (260,000sf) and Sungai Pinang (60,000sf). Asia File also operates a major warehouse in Puchong in the Klang Valley and in Basingstoke, UK. The average utilisation rate of its factories is said to be 70%-75%, according to CIMB Research.</p>
<p><strong>Listed since 1996</strong></p>
<p>Asia File first got listed in 1996 on the second board of Bursa Malaysia before upgrading itself to the main board in 2000. The company is currently majority-owned by dominant shareholder, Prestige Elegance Sdn Bhd, which holds 47.2% of the group. Prestige is 50.01% owned by Executive Chairman Lim, who is said to take a very hands-on approach towards the group's domestic and export operations.</p>
<p>The group has also garnered some institutional support and has a number of large institutional shareholders. These include the Arisaig Asean Fund (14.9%), the NT Asian Discovery Fund (6.2%) and Great Eastern Life Assurance (Malaysia) (3.7%). According to CIMB Research, the foreign shareholding in Asia File is currently at around 22%, which could rise further if investors take note of the fact that the group's major income actually comes from overseas, mainly Europe.</p>
<p><strong>Major breakthrough in Europe</strong></p>
<p>The new excitement in the group stems from its recent acquisition of Plastoreg (PTG), Europe's largest OEM manufacturer of indices and dividers. <content:encoded><![CDATA[<p>The recently-battered shares in Olam International rose as much as 9.4 percent after UBS and Macquarie issued research notes saying the company's stocks were oversold.</p>
<p>Olam hit a intraday high of S$1.97, with 13.2 million shares traded, a day after the stock slipped 12.6 percent on rumours that the food and agricultural products firm has exposure to a commodities brokerage firm which has been hit by liquidity problems.</p>
<p>Macquarie analyst Patrick Yau, who kept Olam at "outperform" at a target price of S$3.82, said the recent sell-off in Olam's shares on Wednesday has created greater value in the stock.</p>
<p>UBS analyst Gaurung Bhatia also said Olam's shares were oversold. "We believe there may be concerns about its working capital requirements given its high gearing levels and high commodity prices...the concerns are overdone and the stock should bounce back," Bhatia said.</p>
<p>Chinese-based Synear Food Holdings fell as much as 10.7 percent to S$0.375 with 9.7 million shares traded a day after the firm issued a profit guidance for its 2008 first-quarter earnings, dealers said. The frozen foods company said that a recent snowstorm in China was expected to cut its sales in the first quarter by up to 10 percent as compared to the same period in 2007.</p>
<p>The company said that sales would still be higher than what they were in the fourth quarter of 2007.</p>
<p>CIMB analyst Ho Choon Seng downgraded Synear's investment rating to "underperform" from "trading sell" and cut its share target price to S$0.35 from S$0.77, citing poor near-term outlook and execution risks from the company's aggressive expansion plans in China to capitalise on the upcoming Beijing Olympics.</p>
<p>My views:  Synear's price has dropped significantly recently from more than S$1.00 to its current price of about S$0.37 in a short period. Though its suffering from the snowstorm impact and rising inflation, I still expect a decent profit, perhaps, a diminishing profits in view of the China's increasing inflation. Somehow, I disagree with CIMB's investment ratings. I find synear to be a good company to hold over long term due to its strong financial backing. Most of the time, they are performing relative better than the industry. I am looking for further bargain around S$0.20-S$0.25.</p>

The story was about how the group is buying up all the palm oil plantations in Malaysia and Singapore, which is coinciding with a rising palm oil price. Demand is far outpacing supply of palm oil and making this company rich.</p>

<p>They trade as IOICORP on <a target="_blank" href="http://www.klse.com.my/website/bm/about_us/" title="bursa malaysia">Bursa Malaysia</a>. <content:encoded><![CDATA[<p>Janson and I was bypassing Berjaya Times Square to get to the bus station at Pudu. As we are standing on the escalator which brought us to ground floor, I heard people cheering and clapping. Being a busy body, I went to the crowd and have a look. Looking down, I say a squash player (female) being interviewed by the emcee. It looks interesting and it captured my attention as I continue standing there looking at the surrounding and trying to listen to what the squash player and emcee were saying (which I can't). I assumed she had just finished the game and now being interviewed by the emcee on whats her feeling during the game as she had won.</p>
<p>When its about to end, the emcee told the squash player to "give" souvenirs to the audience. It was very sweet of her. She threw the souvenir to almost all directions. Firstly to her bottom right. Then to her top left followed by bottom left. Lastly is to the direction where I was, top right. Too bad...the momentum was good at first and the souvenir height is at my eye level. However about two hand length from me, it just lost the momentum and drop straight on to the ground (someone down there took it). There were sounds of OOO in disappointment. Its was real fun. The souvenir was a CIMB light blue T-shirt. Janson was saying why you guys (me and other people) get so excited over a T-shirt. Well, its not about the T-shirt. Its the excitement of fighting for it, the anticipation, the hope, the fun and if you get it, its a bonus. Poor Janson...don't know how to enjoy.</p>
<p>The squash player packed her things and bye bye she goes. People at my place starts to move away but something kept my feet there. I don't want to move. I told Janson, "why don't we wait a little while more and see whose gonna play next." In less than 5 minutes they announced the next squash players and guess what...one of them is our very own Malaysian squash player Nicol David (in blue sleeveless). The applause that was given to her by the audiences were real loud as her name was announced. It was so great to see her live.</p>

<p>Both the players start by warming up, rehearsing in the squash court. After about 5 minutes, they started to compete. From what I saw, its an easy game for Nicol. So many people was cheering for Nicol and everytime she win 1 point, WOW, the cheering will be greater. I only watched halfway as my poor Janson want to go home. Anyway from the news, Nicol David won the championship. Congratulations to her.</p>
<p>It was such an experience for me. This was the first time I saw a squash court in a shopping complex. Its quite funny at first but then its possible. First time seeing Nicol David live (eventhough not very near la). Sooo great.</p>

<content:encoded><![CDATA[<p>well..how should i put this in place. This is my painful story of "losing" my IC due to someone elses fault. An incompetant, CIMB Plaza Pantai's branch staff.Well i do blame myself cause didnt double checked the IC given to me to ensure if its really mine or not. Well thats the mistake when you thought that you can trust and assume that bankers dont always make mistake. Well at least what i learn from it now is to double glance when people return my documents next time.</p>
<p>Actually my heart wrenching experience with CIMB began long before the IC mistake. Initially, last week on the 14th February i make my 2nd visit to the same branch to swap my ATM bankcard, because ATMs failed to read the sim card. But this time, the bank charge me RM10 to replace my card with a new one.Eventough the obviously the card failed to function due to the sim problem. i pay up the penalty eventough felt its very unfair for CIMB to charge to capitalise their customer that way.</p>
<p>Well back to myKad story. I just found out that ive been carrying a stranger's mykad in my wallet for few days. Ive been to kota Bharu, Kuala Terengganu on a road trip up and down, to KL, it was in Melaka that i realized that i owned someone else myKad when i check in the hotel. I freaked out upon seeing the strange myKad.Luckily they accept my driving license. Soon afterward, i lodge police report to have a backup document in case if theres a road block. Especially during voting seasons, and you know how efficient our police offers are we? so i dont want to be mistaken for a Pendatang tanpa izin and have to sleep in jail instead. so better be precautions.</p>
<p>As soon as i return to KL, i google the net and luckily traced the details of the mykad owner and contact him. Luckily he sms me the morning after and i return his mykad to him before noon. Thank god, my mykad is still in CIMB office branch. I decided not to throw any tantrums to them, because its no use to patronize their inefficiency anyway. I smirk when the manager said out loud to me" oh thank god you came! weve been looking for you high and low sampai nak gila!"</p>
<p> yeah right. sampai nak gila youve been looking for me based from your in your customer info database that it took you more than 1 week i dont get even a word from you. while on the contrary i do it on my own with google help in less than 2 days!*pengsan!</p>
